Damage Policy Notice

By booking our Cottage(s) you agree to the following Damage Policy:

Damage Deposit

We reserve the right to retain guest credit card and/or debit card details for pre-authorization of a Damage Deposit. At check-in, a debit/credit card pre-authorisation of £250 will be taken as the security deposit. 

Guests should expect to be charged - if damage is found - within 7 days. Should no damage be found the full amount will be released.

Authorised amounts will usually be released within 7 days, but may take up to 14 days.

We are not responsible for any resulting fees or charges.

Process

  • Card pre-authorization is required before access to the Cottage
  • Report any pre-existing issues in the Cottage within 2 hours of checking in
  • Once checked out the Cottage will be inspected and condition reported
  • Should damage come to light after check-out, we reserve the right, and you hereby authorise us, to charge your credit or debit card for any damage incurred

What the Damage Deposit covers

  • Damage to an item ie. furniture, electronic equipment, decor etc.
  • Damage to mattresses and linen including; towels, mattress pads, sheets, bedspreads, resulting from the use of body oils, urination, defecation, make-up, shoe-polish, etc.
  • Water damage (not related to any ongoing issues)
  • Broken fixtures
  • Damage to walls, floors, ceilings ie. scratched flooring, holes in walls
  • Third-party / extra staff cleaning due to more than general mess
  • Lost keys
  • Stolen / missing items
  • Smoking in the Cottage
  • Extra fees that were unpaid ie. pet fee, sofa bed charge
  • Unpaid food/bar bills in the Kings Arms Hotel
  • Guest compensation
  • Dog hairs / mess found on furniture, bed and any other ware caused by the dog

Liability

Guests are liable for any damage caused (whether by deliberate, negligent, or reckless act) to the Cottage(s) or property caused by the guest or any person in the party whether or not they are staying at the Cottage or visiting during the guests’ stay.

Guests must keep the Cottage and its content(s), including all furniture, electronic equipment, fixtures, fittings, and effects in, on, or at the Cottage in the same state of repair as at the start of the stay, and shall leave the Cottage in the same state of cleanliness and general order in which it was found when the guest arrived.

Guests are responsible for the safekeeping of the Cottage and its contents, therefore guests must remember, among other things, to lock all doors and windows, and ensure that the Cottage is safe upon departure.

Removal of Cottage property

We reserve the right to charge guests the cost of replacing any items that are removed from the premises by them without consent. The charge will be the full replacement amount of the missing item, including any carriage charges. Should the fact that the item is missing come to light after the guest has departed, we reserve the right to make a charge to the guests credit / debit card.

Damage to the Cottage

We reserve the right to charge guests the cost of rectifying damage, caused by the deliberate, negligent or reckless act of the guest to the Cottage’s property or structure. Should this damage come to light after the guest has departed, we reserve the right to make a charge to the guest’s credit / debit card. We will however make every effort to rectify any damage internally prior to contracting specialists to make the repairs, and therefore will make every effort to keep any costs that the guest would incur to a minimum.

Where any breakages, damage(s), or loss(es) occur, guests should report it firsthand to a member of our team (as soon as reasonably practicable, but always before check-out).

Tampering with fire detection systems and fire fighting equipment

We reserve the right to take action against any guest found to have tampered / interfered with any fire detection equipment within the Cottage, including detector heads and fire extinguishers. Guests found to have tampered with any fire detection or fire fighting equipment will be charged with any costs incurred due to their actions. Should the fact that fire fighting or detection equipment had been tampered with come to light after the guest has departed, we reserve the right to make a charge to the guests credit / debit card.

Smoking

The Cottages at the Kings Arms Hotel are non smoking. Smoking will incur a fee of the full cost of 1 night stay, as the Cottage will be closed off for the following night for cleaning. We reserve the right to charge the guest for any additional cleaning costs or loss of revenue caused by smoking in the Cottages.
