You have the Kings Arms Hotel on your doorstep, we offer a range of beers, ales, spirits, soft drinks and a hand-picked wine list for you to enjoy.
Our restaurant offers Breakfast, Lunch and Dinner.

PARKING
During our low season there are 3 parking spaces designated to the Cottages and the Kings Arms. Parking spaces must be pre-reserved to ensure availability. We endeavor to reserve these spaces for your stay, however occasionally members of the public ignore the signs and policies in place and utilize these spaces. Which is dealt with at the time. If you have not already done so please provide your Registration plate.
All vehicles are parked at the owners’ risk. Should a problem occur with a vehicle in the car parking space, we cannot accept any liability. If a vehicle is left in the car parking space for more than 8 hours after the guest has departed without the written consent of the onsite Manager, we reserve the right to remove the vehicle at the owners’ expense.
COTTAGE CONTENTS
Please do not rearrange the furniture.
Please do not remove any inventory from the Cottage (pillows, blankets, towels etc).
Please take care of the furnishings, guest bears financial liability for damaging or destroying equipment and technical devices due to their fault or due to the fault of their visitors.
SECRUITY
Make sure to turn off the lights and any electronics when leaving the Cottage. Do not forget to close the windows and lock the door. Belongings cannot be kept safe and secure without locking the door, which is advised is done when leaving the property and during the night. Any belongings left onsite are at the guests liability.
ENFORCEMENT
All staff are required to respond to potential violations of our policies / house rules and when necessary are required to call the Police. Guests who refuse to abide by the reasonable standards and policies will be evicted with no refund.

KEYS
The Cottage is accessed by a Yale key. You will be given one key only. Please take extra care of the key. Lost keys incur a replacement fee of £100.00.
FIRE
In the event of a fire alarm, please make your way out the front door to the car park / garden seating area behind the Kings Arms Hotel.
We reserve the right to act against any guest found to have tampered/interfered with any fire detection equipment. Guests found to have tampered with any fire detection equipment will be charged with any costs incurred and may be asked to leave the Cottage.
MAXUMUM OCCUPANCY
Room occupancy requirements are based on fire code/fire safety restrictions. If you exceed the maximum number of guests allowed, you will be asked to rent another Cottage to accommodate the additional guest/s or to vacate.
LOST AND FOUND
We assume no liability for lost, misplaced, stolen, or damaged valuables or belongings. If you discover that you have left behind something of value to you, please call us immediately and we will try to assist you in locating your lost item.
Any item left behind by our guests and found after departure by Housekeeping will be collected and kept in a secure location for collection by the owner for up to thirty (30) days. Reasonable efforts will be made to notify the guest that an item has been found. Perishable items will be discarded.
We would be happy to return your lost item(s) to you. We will require payment for packaging and postage, plus a 25% handling fee. We are not responsible for any item lost or misdirected during shipment.
If we are unable to contact the owner during the thirty (30) day holding period, the unclaimed item(s) are thrown away, given to local organizations, or disposed of accordingly.
CHECK-IN & CHECK-OUT
Cottage check-in is from 3pm. Check-out is before 11am. On check-out please leave the key in the Cottage’s allocated key safe - guest will be shown this on arrival.
WIFI
There is limited wifi access in the Cottage. Wifi can be accessed in the Kings Arms Hotel.

SMOKING
Smoking and vaping is not permitted inside the Cottage. For smoking outside cigarette butts must be disposed of in the ashtray provided on the picnic bench located at the back of the Kings Arms, opposite the Cottage. Smoking will incur a fee of the full cost of 1 night stay, as the Cottage will be closed off for the following night for cleaning.
CANDLES, INCENSE, ESSENTIAL OILS
Candle, incense, essential oils (diffusing, vaporizing, etc.) are prohibited. These items and activities will be treated as smoking, a fine assessed, and the guest may be evicted with no refund. NO NAKED FLAMES.
RIGHT TO REFUSE SERVICE
The Cottages are associated with the Kings Arms Hotel pub. We reserve the right to refuse service to anyone for any reason(s) including the refusal or failure to pay for their accommodation; to anyone who appears to be under the influence of drugs, or any other intoxicating substance, to anyone acting in a disorderly fashion likely to disturb the peace of other guests, to anyone seeking to use the Cottage for an unlawful purpose; to anyone seeking to bring into the Cottage a hazardous or toxic substance which may be dangerous to other persons; to anyone who destroys, damages, defaces property or threatens harm other guests or staff; to anyone who exceeds their room occupancy, or anyone who refuses to abide by the reasonable standards or policies established.
UNDER 18'S
Guests must be at least 18 years of age to check in to the Cottage(s).
As the parents, guardians, or chaperones of children aged 17 and under, you are personally and legally responsible for, and must supervise them at all times. For safety reasons, please do not leave children unattended in the Cottage.
GUEST REGISTRATION
We require valid contact information from the guest making the reservations including first and last name, phone number, email, address and signature.
EXTRA BED / LINEN
Cottage 1 and 2 accommodates 2 guests (plus 2 infants), with our Family Cottage (number 3) accommodating 3 guests (plus 2 infants) - any additional guests must use the sofa bed at an extra cost. If there are more than 2 adults (and/or children over 4) staying, guests will need this option. If this has not been pre-booked please ask a member of the team and payment can be taken. Linen for the sofa bed is provided, however the bed will not always be made before arrival, offering guests the use of the sofa
INAPPROPRIATE BEHAVIOUR
It is our policy that all our guests have the right to be treated with dignity and respect and as a responsible host we believe that we have a duty to our guests to protect them from inappropriate behaviour. Should any actions by a guest be deemed inappropriate by the onsite Manager, or if any inappropriate behaviour is brought to the attention of the onsite Manager, we reserve the right, after any allegations have been investigated, to take action against the guest. Depending on the severity of the guests actions, the Police may become involved at our discretion, or guests may be asked to leave.
PARTIES
We enforce a No In-Room Party Policy. No parties, loud disturbances and/or noise-nuisance are allowed or tolerated. In the event of a disturbance, one polite request (warning) will be given to reduce the noise. If our request is not followed, the guest will be asked to leave without refund. Registered guest(s) are responsible for all persons visiting.
CHANGES & MODIFICATION TO THE HOTEL POLICY / HOUSE RULES
We reserve the right to amend, modify, change, cancel, vary or add to the information on our website or in these Policies / House Rules.
Any modification to these Policies / House Rules that occurs before your departure is considered a part of your agreement with us. A copy of these Policies / House Rules is located on our website, and available from reception upon request.
